Simcoe St. Patrick

127 St. Patrick and 248 Simcoe Street are two 13-storey multi-unit residential buildings in the Kensington-Chinatown neighbourhood in Toronto. These two buildings are featured with some unique architectural elements, such as the enclosed curved solarium, dormers with gable roof, and projected central bay with bright colors and pointy roof. The goal of this project is to improve the existing building performance, reduce the operation and maintenance costs, and eliminate conditions contributing to mold growth. This will be accomplished by re-cladding the existing envelope, replacing the existing windows, and upgrading the existing mechanical systems.

The re-cladding design involves replacing the existing eastern and western facades with a new rainscreen envelope assembly and over-clad the northern and southern facades with fire-rated Insulated Metal Panel. As part of the envelope re-design, the existing enclosed solarium will be squared off by infilling the rounded corners. The west and east exterior walls of the mechanical floor will be finished with aluminum slates framed by projected parapet on the top. On the ground floor, new canopies are proposed at the front and the back entrance to create a friendly and inviting atmosphere. With the new cladding, new augmented parapet, and new canopies on the ground floor, the proposed façade design will give these two buildings a refreshing and unique neighbourhood identity.
